In 2023, Criteria Group embarked on a remarkable journey to breathe new life into this structure, transforming it into a vibrant coworking space known as the Creative House of Hezareh.

Embracing Change: The Vision Behind the Transformation

Led by architects Kazem Hooshmand and Ali Moqtaderi, the project aimed not only to renovate the building but also to infuse it with a fresh identity while preserving its historical charm. The challenge lay in striking a balance between retaining the building’s original form and integrating modern elements to accommodate its new function as a coworking space.

Bringing the Outdoors In: Designing for Connectivity

Situated amidst a lush park and close to Tehran’s main highways, connectivity with the natural environment was paramount. Circular windows were strategically placed along the ground floor, ensuring that occupants remained connected to the surrounding greenery. Skylights were introduced to maximize natural light penetration, creating a bright and inviting interior atmosphere.

Spatial Harmony: Crafting Distinctive Interiors

With a vast ground floor to work with, the architects employed innovative design strategies to prevent visual monotony. Two elliptical spaces were introduced, serving as focal points for spatial separation. These ellipses, designated for entrance areas and resting spaces, added depth and character to the interior layout. Permeable walls made of handcrafted concrete blocks were meticulously crafted to provide scenic views from every angle, enhancing the overall ambiance of the internal courtyard.
